Very clean, great views of the beach and a lovely cafe next door. Very close to Waitangi treaty house and Russell passenger ferry. We enjoyed our stay at the Sea spray suites.

We had a wonderful family stay here. The hotel is a little bit of a way out of the main town of Paihia, but in reality it’s about a 15-20 minute walk which is a very nice walk along the beachfront. By car it’s very quick. The hotel has on site parking. Larger vehicles like our hired Kia Carnival can park out the back where the bays are less restrictive. The check in team were pleasant but not overly friendly, however the rooms were very pleasant with two bedrooms, a bathroom, kitchen and living area as well as two chairs outside. Next door is a petrol garage, however next to it you’ll find a little shop that sells tiptop ice cream. The hotel is very close to the beach and also within walking distance of the Waitangi Treaty Grounds. Our non-feather bedding request was adhered to which I very much appreciated.

I found the unit clean on the bottom level, however outside was a little overgrown and forgotten about, just a quick tidy of garden and wipe down of the table would encourage one to enjoy a read or relax for each unit. The garage workshop was a touch noisy at times opposite our rooms 104 & 105 when my sick uncle wanted to rest, but we went out the following day to counteract that.

Friendly and helpful staff. Good location facing the beach, easily walkable to Paihia town and wharf, also Whitangi Treaty Grounds. On the downside, some noise from the petrol station adjacent to the property. The room was well-equipped, and daily room servicing was excellent. However, the room fixtures and fittings e.g. wooden tables, chairs, kitchen units, bathroom sink, shower unit are showing their age, scuffed and looking well-worn. As it stands, it offers fair value for money, but it would benefit from a makeover.

40th wedding anniversary adventure
We stayed here for 3 nights, the photos do not portray the reality of what these suites are like. We had a ground floor apartment, although it was clean, it was very tired , loose flooring in the lounge, curtains very shabby, and the patio furniture was not suitable to sit out, very shabby and dirty, our “sea view” was the car park and the traffic on the road before the beach. If you stay here request a first floor sea view , it was very disappointing for us!

The location is absolutely perfect—right on the main road, with a petrol station next door and a supermarket just a short drive away. The rooms are impressively quiet, with nothing but the sound of beautiful bird songs throughout the day. The room was very spacious, with a comfortable bed, a cosy living room with a sofa, and a fully equipped kitchen with everything I needed. The bathroom was also generously sized, making the stay even more comfortable. While the furniture is slightly worn, it’s still perfectly functional and didn’t take away from the overall experience. Parking can be a bit awkward, but I appreciated the free spots. Overall, this is a great hotel.

Great accommodation at a great location. Short walk to the town centre and we didn't bother using the car the entire time we were there. Staff were very friendly and accommodating.

Don’t book for more than two people.
Booked a room for three. Only a bed for two was prepared despite paying and booking for three. The sofa bed which can hardly be named a bed (I felt only the construction and no mattress!) had dirty sheets. At the reception they told us the third person was expected to stay in the double bed with the two people. Absolutely rude and no free one person night was provided. At least new sheets were provided but only the next day. Also it’s next to a gas station, don’t recommend staying there.
